Fall is here, and so is the seasonal shift we typically see in Union County real estate. Here’s what I’m watching as we move through September.

Inventory & Pace

  • Mortgage rates have crept back up over 7%, putting a damper on some buyer urgency heading into fall — exactly the kind of seasonal cooling we’d expect this time of year

  • Inventory across the county is still running ahead of where it was a year ago, so buyers who stayed on the sidelines this summer have more to choose from now

  • Well-priced homes in the most sought-after school zones are still moving briskly; everything else is taking a bit more patience

What I’m Seeing for Sellers

  • Presentation and pricing matter more than ever this fall

  • Buyers still shopping in September tend to be serious, but they’re also more rate-sensitive and more selective

  • A home that’s priced to the current market and shows well will still find its buyer quickly — it just may take a little more marketing muscle than it did in the spring rush

What I’m Seeing for Buyers

  • A good window for buyers willing to move while others wait out the rate headlines

  • Less competition than earlier in the year

  • Sellers more open to conversations around closing costs or timing — there’s real room to negotiate right now

  • If you’ve been priced out or outbid earlier this year, it’s worth taking another look
