Inventory & Pace

  • Well-priced homes in Waxhaw, Weddington, and Marvin kept moving quickly, some still drawing multiple offers in their first week

  • Indian Trail and Monroe continue to offer buyers a bit more breathing room

  • Days on market actually tightened up compared to a year ago — this market has more pep than the “cooling” headlines would suggest

What I’m Seeing for Sellers

  • Pricing right out of the gate paid off in August

  • Homes that hit the market at a fair number and showed well kept selling at a healthy pace

  • Values across Union County are still trending up year over year

  • If a home has been sitting, it’s almost always a price story, not a market story — buyers are out there for the right home at the right price

What I’m Seeing for Buyers

  • Competition hasn’t disappeared in the most in-demand neighborhoods

  • Having your financing lined up and knowing your target area is still the difference-maker

  • With a little more inventory to choose from than this time last year, buyers have more to look at than they did earlier in the year
