So… What IS the Market Doing?

I feel like everyone is waiting for the housing market to DO something.

Buyers are waiting for interest rates to come down. Sellers are waiting until spring. Some people are waiting for home prices to drop. And the people sitting on a 3% mortgage are waiting for someone to pry it out of their cold, dead hands.

Meanwhile, the market is just… moving along.

HERE’S WHAT WE’RE SEEING LOCALLY IN UNION COUNTY AND SURROUNDING AREAS:

Inventory: up 6.8% over 2025, meaning more choices for buyers (and more competition for sellers)

Home prices: 1.8% which is interesting - more inventory typically means prices trend down

Days on market: 46 days, down 13.2%!

Basically, it’s not an amazing market for everybody, and it’s not a terrible market for everybody. It’s a market where you just need a plan.

Which makes me think maybe the better question isn’t, “Should I buy right now?” or “Should I sell right now?”. Maybe it’s “What exactly am I waiting for?”.

Because waiting can absolutely be the right decision. Maybe you’re waiting until you have more money saved, your youngest finishes the school year, a job change happens or your monthly payment hits a number that makes sense.

Those are real things we can make a plan around.

But if you’re just waiting for the “perfect time”, I’ve been doing this long enough to tell you that perfect is pretty hard to come by. There’s almost always a trade off. Lower rates could bring more buyers and more competition. Waiting until spring could mean more sellers decide to list right alongside you.

Sometimes the smartest move is to move. Sometimes the smartest move is to wait.

I just want you to know what you’re waiting for and why. If you’ve had a real estate decision sitting in the back of your mind, hit reply and tell me: “I’m waiting for ______.”

If you’re wondering whether you should move, wait, or just keep watching for a while, that’s exactly the kind of conversation I’m happy to have. I’m here for ya!
